Introducing...Deluxe Listing Management Services!




We are so excited to roll out the first of 3 service levels for listing management! The Deluxe Listing Management package offers our agents leverage and piece of mind that those time consuming and detail-heavy parts of managing a new listing are handled by seasoned experts.


INCLUDES:

  • Standard Listing Coordination

    • Review Listing Documents for completion

    • Open Title

    • Order NHD Report

    • Send "Welcome" email to Seller

    • Initiate property disclosures & Agent's AVID via Glide

    • Deliver to Agent for review & approval

    • Package disclosures & collect signatures from Seller & Agent

    • Create & submit listing in Broker compliance system (if applicable)

  • Submit listing as Registered Listing to CRMLS (if input is delayed past 48 hours after signing)

  • Input listing to MLS as Draft

  • Send Seller "Listing Questionnaire" to complete online

    • Once completed by Seller, Agent to review for accuracy and include Agent Notes, showing details & provide approval

  • Upload Property Photos with captions

  • Create Property Description & send to Agent to approve

  • Update MLS Draft with any/all approved documents, videos, photos, description, etc.

  • Send completed Draft to Agent for final review & to make Active

  • Assign Supra Key/Lockbox Details

  • Provide Seller with a copy of MLS Active listing

  • Enter Open House Schedule


HOW DOES IT WORK?

  1. This service is offered to all of our Agent Partners that have completed the onboarding process (Agent Onboarding Questionnaire & signed ESA).

    1. Please reach out to lauren@thetcadvantage to verify if this requirement has been met.

  2. Submit your new listing using the New Listing intake form HERE.

  3. Payment for this add-on service is due up front upon submission of the intake form.

  4. When prompted, select "Yes" to the question "Will you be purchasing a Listing Management Service today?"

  5. Submissions received Thurs/Fri/Sat/Sun/Mon will be ready for agent approval by end of day Tuesday.

  6. Submissions received on Tuesday or Wednesday will be ready for agent approval by end of day Thursday.

  7. Photos will be uploaded within 1 business day after receipt.


COST:

This is an optional add-on service provided for $199 and payment is collected when the intake form is submitted.


WHAT'S NEXT?

Based on the success and demand of our agents we are in development to launch Premium and White Glove tiers that include vendor appointments and showing arrangements as well as agent feedback.
